First Look At Options for Redevelopment of 550 Washington Street, Hudson Square

Yesterday, the New York Times reported that 550 Washington Street would soon traverse ULURP as its owners, Westbrook Partners and Atlas Capital Group, want to redevelop the existing building in exchange for air rights from the failing Pier 40, which would also be saved. And now YIMBY has the first look at massing diagrams of the proposed plans, which reflect both the as-of-right redevelopment option, as well as what the site would look like if the ULURP application is approved.

Most Brooklynites know that Borough Park and Midwood are Orthodox Jewish strongholds, but fewer people are familiar with the somewhat smaller, tight-knit Jewish community in Mill Basin, a coastal neighborhood along Jamaica Bay. A developer plans to build six stories of faculty and staff housing next door to a Jewish charter school, according to new building applications filed yesterday.

When Ben Shaoul’s Magnum Real Estate Group shelled out $270 million for two luxury rental buildings in the Upper East Side and Gramercy last year, it was only a matter of time until they became condos. Now construction is moving along at 385 First Avenue in Gramercy, and the property has a teaser site and a new name: Luminaire.

Permits Approved for 550 West 29th Street, West Chelsea Mixed-Use Project

Earlier this year, developer and architect Cary Tamarkin filed applications for a 12-story, 32-unit mixed-use building at 550 West 29th Street, in West Chelsea. Now, a tipster has informed YIMBY that the project is making significant strides, and building permits have been granted. Highline Development Group is the property owner, and CORE will eventually be handling sales. According to filings with the DOB, the building will measure 55,368 square feet, and will include a 5,065 square-foot retail component on the ground floor. Above, residences will average 1,572 square feet apiece. Demolition of the site’s former occupant was completed over the summer.

Three-Story, Three-Unit Residential Building Coming To 136-19 Booth Memorial Avenue, Queensborough Hill

Feng Lin, doing business under an anonymous LLC, has filed applications for a three-story, three-unit residential building at 136-19 Booth Memorial Avenue, in Queensborough Hill. The building will measure 3,948 square feet, which means the full-floor units will be spacious, averaging 1,316 square feet. Xiaohong Zhao’s Queens-based Ameriland Brook is the applicant of record, and applications were recently filed to demolish an existing 1.5-story single-family home on the site.

Four-Story, Six-Unit Mixed-Use Building Planned At 105-05 Northern Boulevard, East Elmhurst

Charles Guo, doing business as an anonymous LLC, has filed applications for a four-story, six-unit mixed-use building at 105-05 Northern Boulevard, in East Elmhurst, with direct access to the Q66 bus running between Flushing and Long Island City. The building will measure 6,410 square feet, and includes 1,780 square feet for retail space on the ground and cellar levels. Residential units will begin on the second floor and average 772 square feet, although a fourth-floor unit will also feature a fifth-floor penthouse. Robert Lin’s Flushing-based A&T Engineering is the applicant of record.

Solomon Feder’s Velocity Framers USA has filed applications for a four-story, eight-unit residential building at 2823 Snyder Avenue, in Flatbush, two blocks south of the Church Avenue stop on the 2 and 5 trains. The building will measure 5,667 square feet, and units will average 708 square feet, indicative of rentals. Velocity Framer’s David Silberman is the architect of record, and demolition permits were filed back in 2008 to raze an existing dilapidating two-story home.

Three-Story, Three-Unit Residential Project Planned At 59-14 Lawrence Street, Queensborough Hill

Property owner Sante Frasca, based in Flushing, has filed applications for a three-story, three-unit residential building at 59-14 Lawrence Street, in Queensborough Hill, just south of Flushing’s downtown area. The building will measure 2,993 square feet, which means units will average just under 1,000 square feet. Great Neck-based Frank Petruso is the architect of record, and the lot is currently vacant.
