Preservationists Oppose Making Union Square Park A City Landmark

It’s not every day that you see preservationists speak out against designating a new landmark, but that’s what happened on Thursday as the Landmarks Preservation Commission held a public hearing about designating Union Square Park a city scenic landmark. The LPC is continuing its process of dealing with its backlog of 95 items that have been on the calendar since before 2010. Thursday was the first day to deal with properties in Manhattan.

Seven-Story, 128-Unit Residential Project At 1475 Palisade Avenue Financed, Teaneck, New Jersey

Back in 2013, the Teaneck, New Jersey Zoning Board of Adjustment granted a variance to build a seven-story, 128-unit apartment building at 1475 Palisade Avenue. Now the developer, The Family Office, has landed a $30 million construction loan to build the project, according to Real Estate Weekly. The building will sit atop a two-story, 256-car parking garage, and residential units will have one- to three-bedroom configurations. An estimated completion date has not been released.

Three-Story, Three-Family Residential Building Coming To 35 Monroe Avenue, St. George

Property owner Kaplan Ibraimovic has filed applications for a three-story, three-unit residential building at 35 Monroe Avenue, in St. George, on Staten Island. The little multi-family home will measure 2,256 square feet, and full-floor units will average a rental-sized 752 square feet apiece. Staten Island-based Frank Vaccaro is the applicant of record, and a recessed garage, originally associated with the neighboring residence, must first be demolished.

Six-Story, 89-Unit Supportive Residential Building Planned At 185 Throop Avenue, Bed-Stuy

Comunilife and Woodhull Medical Center are planning to build a six-story, 89-unit all-affordable residential building at 185 Throop Avenue, at a vacant lot in northern Bedford-Stuyvesant where the medical center is also located. The building will include 53 apartments for people referred by Woodhull and 36 low-income residential units, according to DNAinfo. Brooklyn Community Board 3 recently approved the project, although applications have yet to be filed with the DOB.

Three-Story, 139,000 Square-Foot Self-Storage Facility Planned At 5002 Second Avenue, Sunset Park

Banner Development has filed applications for a three-story, 139,264 square-foot self-storage facility at 5002 Second Avenue, in Sunset Park, located two blocks in from the New York Harbor. The operational commercial space will span roughly 82,510 square feet in the building, and the basement floor will also be used for storage. Frank Relf, based on Long Island, is the architect of record, and an existing block-thru warehouse must first be demolished.

City Seeking Proposals For Mixed-Use Development Site At 124 East 14th Street, Union Square

The city’s Economic Development Corporation has requested proposals to develop the property at 124 East 14th Street, between 3rd and 4th Avenues in Union Square, according to Crain’s. Currently, a two-story commercial building housing a P.C. Richard & Son appliance store occupies the property. The site, however, boasts the potential for 140,000 square feet of residential development or 93,000 square feet of commercial development rights. The city is aiming to have an office building constructed, but the project could end up being residential or mixed-use. Existing retail leases in the building expire in February of next year, the same time proposals are due.

11-Story, 77-Room Hotel Filed At 37-17 12th Street, Long Island City

Wil Ni, doing business as an anonymous LLC, has filed applications for an 11-story, 77-key hotel at 37-17 12th Street, in Ravenswood, an industrial neighborhood in northern Long Island City. The building will measure 25,040 square feet, which means rooms will average a relatively accommodating 325 square feet apiece. Manhattan-based Morali Architecture is the applicant of record, and two existing single-family townhouses must first be demolished.

Public Strongly Supports Landmarking The Former IRT Powerhouse On The Far West Side

On Thursday, the Landmarks Preservation Commission continued its effort to address its 95-item backlog. In the third of four sessions devoted to the effort, the first groups of properties in Manhattan received public hearings. Among the items in the first group of the day was the former IRT powerhouse on West 59^th Street. Support for designation was almost universal, save for two representatives of the building’s current owner – Con Edison.

Preservationists Battle Bergdorf Goodman Over Future Of Midtown Headquarters

The future of the Bergdorf Goodman department store was one of the subjects of a contentious public hearing at the Landmarks Preservation Commission on Thursday. The commission is in the process of dealing with its 95-item backlog and began held the first day of public hearings for properties in Manhattan (the second and final hearing is November 12). Not surprisingly, the battle pitted preservationists against the building’s owner.
