The northwestern Bronx neighborhood of Kingsbridge Heights is crowded with prewar apartment buildings, but every once in a while, a developer snags a small vacant lot in the hilly area west of Fordham University. Last week, new building applications were filed for a six-story residential building with a community facility at 2661 Kingsbridge Terrace, on a through-block lot stretching from Heath Avenue to Kingsbridge Terrace.

Four-Story, 10,000 Square-Foot Community Office Building Filed At 410 Mother Gaston Boulevard, Brownsville

Lazar Feygin, operating as an anonymous LLC, has filed applications for a four-story, 9,760 square-foot community facility building at 410 Mother Gaston Boulevard, in Brownsville, six blocks from the L train’s stop at Sutter Avenue. The building will have office space on all floors, although it’s not known who the tenant(s) will be. Nicholas Scire-Chianetta’s Gravesend-based NSC Architecture is the architect of record, and the site’s two-story commercial predecessor was demolished this past summer.

Grand Centurion Construction has filed applications for a three-story, three-unit apartment hotel at 50-34 69th Street, in Maspeth, located nine blocks south of the 7 train’s stop at 69th Street and Roosevelt Avenue. The building will operate like an extended-stay hotel but will have contract-free “residential-like” units averaging a spacious 1,472 square feet apiece. Maspeth-based Angelo Ng + Anthony Ng Architects Studio is the architect of record, and permits were filed to demolished an existing single-story house late last year.

Four-Story, Two-Family Residential Project Planned At 381 Jefferson Avenue, Bedford-Stuyvesant

Guy Mor, doing business as an anonymous LLC, has filed applications for a four-story, two-family townhouse at 381 Jefferson Avenue, in Bedford-Stuyvesant. The building will rise on a 17-foot-wide vacant lot and measure 3,300 square feet. One residential unit will occupy the ground floor and the second will span the upper three floors, according to the Schedule A. Banji Awosika Architect, based in Jamaica, is the architect of record.

The building will measure 4,232 square feet and will be split between retail and health care facility spaces on the ground floor, and residential space on the second floor. Residential units will average 1,058 square feet apiece. The building will be constructed on a vacant corner lot, and New Jersey-based T.F. Cusanelli & Filletti Architects is the applicant of record.
