Fishel Miller, doing business as an anonymous Brooklyn-based LLC, has filed applications for a four-story, six-unit residential building at 195 Troutman Street, in western Bushwick, located six blocks from the Myrtle Avenue stop on the M train. The structure will measure just 4,396 square feet, which means its residential units should average 733 square feet apiece, indicative of rental apartments. There will be one or two units per floor, and a laundry will be located on the cellar level. Greenwich Village-based De-Jan Lu Architect is the architect of record. The 20-foot-wide, 2,000-square-foot lot is currently occupied by a two-story house.

Renovations Underway on Two-Story, 22,000-Square-Foot Commercial Building at 44-16 23rd Street, Long Island City

In February, news broke that the two-story, 22,254-square-foot commercial building at 44-16 23rd Street, in the Court Square section of Long Island City, was going to be transformed into retail space. The Hakimian Organization, which is ground-leasing the property for 99 years from its property owner, is now conducting gut-renovations on it, The Court Square Blog reported. Plywood fencing currently surrounds the structure, which is will receive both interior and exterior upgrades. The windows on both the ground and second floors will be restored to their original sizes, after they were reduced in size following a previous alteration. JRT Realty, who is the leasing agent, is considering securing a restaurant, retailer, gym, an office tenant, or a mix of the those. Woodside-based Topos Design is the architect of record. Completion can probably be expected later this year.

Construction Wraps on Six Four-Story Townhouses at 51-59 South 4th Street, Williamsburg

Back in July of 2015, six four-story, single-family townhouses – located at 51-59 South 4th Street, in Williamsburg, two blocks in from the East River – were two stories above street level and rising. Now, the project, dubbed the Townhouses of Wythe Lane, have topped out and are nearing completion, Brownstoner reports. Four of the townhouses will measure 3,714 square feet each, one will measure 4,088 square feet, and the last will encompass 4,471 square feet. Each residence will feature private underground parking and over 1,000 square feet of private outdoor rooftop space. KUB Capital is both developing and designing in-house, with SZ Projects aiding in the design process. Occupancy can likely be expected within the next few months.

The new building will contain 1,720 square feet of retail space on the ground and cellar levels, in addition to 1,692 square feet of medical offices on a first-floor mezzanine level and the second floor. Duk Gyoo Lee’s Flushing-based TL Engineering is the applicant of record. The 24-foot-wide, 1,816-square-foot site is has long sat vacant.

In July of 2014, FBS Realty, doing business as Jackson Heights-based Manhasset Homes USA, filed applications for a seven-story, 22-unit mixed-use building at 525 Myrtle Avenue, in northern Clinton Hill, located six blocks from the Clinton-Washington Avs stop on the G train. The 26,688-square-foot structure has now topped out, according to the Myrtle Avenue Brooklyn Partnership. The ground floor will feature 2,143 square feet of retail space – to be sold as a single retail condo – and a 512-square-foot doctors office. The residential units, which begin on the second floor, should average 777 square feet apiece. Jamaica-based Gerald Caliendo is the architect of record. Completion can be expected closer to 2017.
