    Exterior work is progressing on 28 & 7, a 12-story Exterior work is progressing on 28 & 7, a 12-story office building at 322-326 Seventh Avenue in Chelsea. Designed by Skidmore, Owings & Merrill and developed by Klövern AB and GDSNY, the structure will yield 105,000 square feet of commercial space leased by CBRE. Triton Construction is the general contractor for the project, which is located at the corner of Seventh Avenue and West 28th Street. Nearly all of the triple-glazed floor-to-ceiling windows are installed on the southern and eastern elevations, while preparations are underway for the installation of the building’s signature black terra-cotta paneling. 28 & 7 could finish by the end of 2021 and will feature mostly column-free work spaces with floor spans up to 40 feet and a 12th-floor penthouse surrounded by a panoramic garden terrace.

Located within the same boundaries as the new Madison Square Garden complex from Vishaan Chakrabarti’s Practice for Architecture and Urbanism that YIMBY recently revealed, the renderings offer a more finalized version of five skyscrapers with the tallest, referred to as Penn 15, anticipated to rise nearly 1,200 feet high. Foster + Partners is designing the structure, which would replace the 1,700-room Hotel Pennsylvania with a monolithic building massing divided into a set of staggered multi-story blocks, each enclosed with floor-to-ceiling glass and landscaped outdoor terraces on top of the cantilevering edges, and a core positioned on the northern edge of the footprint for maximum office floor space configuration possibilities for tenants. The redesign also appears to be a tweaked iteration of 15 Penn Plaza from a previous depiction that YIMBY showed back in May 2020.     Façade installation has resumed at 611 West 56th Façade installation has resumed at 611 West 56th Street, aka 823 Eleventh Avenue, a 450-foot-tall condominium tower in Hell’s Kitchen. Designed by Portuguese architect Alvaro Siza with SLCE as the architect of record, and developed by Sumaida + Khurana and LENY, the 37-story tower will yield 80 units designed by Gabellini Sheppard Associates. Scaffolding rigs on the wide southern elevation mark the transition point of the different layers of the exterior assembly. The rear northern wall is largely blank, but retains the same pattern of a parquet floor tiling depicted in previous renderings that show the extended mechanical portion above the last habitable floor. A formal completion date for 611 West 56th Street has not been announced, though sometime in the second half of 2021 is possible. Read and see more photos from last week's article.
    Sterling Bay, the developers behind the 53-acre Li Sterling Bay, the developers behind the 53-acre Lincoln Yards recently shared news of the anticipated $35 million Dominick Bridge and the Gensler-designed Life Sciences Building. Both are planned to break ground in the third quarter of 2021 on the southern half of the site, dubbed Lincoln Yards South. The Life Sciences Building will be the first constructed edifice on Parcel G.1 along the Chicago River on a 60,000-square foot lot, rise eight stories, and hold 320,000 square feet of lab space. The Dominick Street Bridge is expected to take about two years to construct, span 80 feet wide, hosting two 12-foot car traffic lanes, a 14-foot-wide dual-direction bike path, and two 10-foot wide pedestrian paths on the edges. Lincoln Yards was approved in 2019 and will include up to 14 million square feet of new commercial and residential construction, including up to 6,000 residential units with a 20 percent affordability requirement, 21 acres of public open space, and multiple infrastructure and transportation improvements.     YIMBY’s 2020 New Building Report, covering 2019’s numbers, showed a substantial increase in applications, with 2019’s total filings reaching 36,467. This year, the numbers have dropped somewhat, with 2020’s submitted residential units totaling 30,036. While this was a decrease, it was still substantially above the 2018 total of only 20,393 new units filed, indicating that in spite of the profound headwinds beginning in March of last year that are now seemingly abating, permitting activity remained fairly vigorous.     Since our last story, renderings show what could b Since our last story, renderings show what could become the tallest skyscraper in Oakland. Plans are heading to the city’s Design Review Committee next Wednesday for the 622-foot office building at 415 20th Street, Downtown Oakland. The Kendall Heaton Associates and Pickard Chilton-designed proposal includes over three-quarters of a million square feet of office space and a potential public observation deck, a first for the city. Hines is responsible for the development. The 38-story proposal includes a ground-level lobby connected to a cafe and an outdoor landscaped area. Four levels of above-ground parking will bring 262 parking spaces. On top of the parking will be a full-floor open-air park. The remaining floors include 32 levels of offices and a landscaped rooftop observation deck at the peak. City documents indicate that Hines intends to open the park at level six and observation deck for the public, though tenants will have the right to close the space to the public. If it is opened to the public, it will become the only observation open in an Oakland skyscraper. See more details and info on our San Francisco YIMBY page.
    Philly YIMBY’s recent site visit at 2100 Hamilto Philly YIMBY’s recent site visit at 2100 Hamilton Street, located in the Franklintown section of Spring Garden, North Philadelphia, has revealed that the 115-foot, ten-story-tall residential tower’s cladding has climbed more than halfway up along the concrete structure. The project was designed by Cecil Baker, which is also behind two condo developments that have risen within the past four years, and developed by Brock Development Group. The development, located just to the north of Center City and three blocks to the southeast of the Philadelphia Museum of Art, rises from a masonry-walled pit where a freight train line once ran and was taken out in the 1970's, with a tunnel remaining under several other blocks. 2100 Hamilton Street is currently scheduled for completion later this year.     Curtain wall work is continuing to shape up at 39 Curtain wall work is continuing to shape up at 39 West 23rd Street, a 24-story residential development in the Flatiron District. Designed by COOKFOX Architects and developed by Anbau Enterprises, the project consists of two structures spanning between West 23rd and West 24th Streets, separated by a private interior courtyard. The site sits almost directly in the center of a rectangular parcel bound by Fifth Avenue to the east and Sixth Avenue to the west. Recent photos show the progress the warm-colored stone façade has made since our last update in October, when the first panels had just begun installation. Now the envelope covers the entirety of the 23rd Street elevation up to the setback. The next major step for the lower portion of the façade is the installation of its ornate railings. The overall development will yield 118,00 square feet and 44 units.     Following years of dispute and litigation, the Jer Following years of dispute and litigation, the Jersey City Planning Board has officially granted Kushner Companies necessary approvals to begin construction on One Journal Square, a two-skyscraper complex in downtown Jersey City. Designed by Woods Bagot, the buildings will comprise 2 million square feet and stand 710 feet tall. The project team has also revealed final renderings of the project, which is expected to break ground this spring. Following four years of construction, tenants could begin occupancy as early as fall 2025.
Both towers will top out at 52 stories, primarily comprised of residential area. The residential component will comprise 1,723 rental apartments with 93 studios, 972 one-bedrooms, 222 two-bedrooms, and 36 three-bedroom units. Amenities will include a full-size basketball court, a pool, and an outdoor roof with an enclosed dog run, a party area, children’s spaces, barbecue grills, and communal seating. Additional components include 41,000 square feet of retail and parking area for 883 vehicles.
